A Canadian distribution center and office park with sustainability in mind
Architects for a new industrial park in Caledon, Ontario, set their sights set on sustainability, seeking LEED® certification for their new property. Architects looked to Kingspan to help the second phase of the industrial park rise quickly with a design that truly stands out in the world of distribution centers.
Highlights:
- Caledon Industrial Park’s Buildings B and C add up to a total of 573,083-square-feet. They accompany Building A, completed as part of Phase One of the project.
- Speed-of-build was critical for the building’s owner, who sought to lease out the buildings quickly to meet the demand in a growing area.
- Using Kingspan’s KS Shadowline panels and Accent Fin™ provided architects with design flexibility and elements that make the large buildings aesthetically pleasing.
Challenge
Caledon is one of the areas rapidly growing in the Greater Toronto Area. To keep up with the demand for industrial real estate, OneProperties had a goal of building a 1.6 million-square-feet logistics campus and lease three buildings. While the first distribution center (Building A) was completed in 2019, the next two buildings needed to be constructed quickly. Architects sought materials that would not only improve speed-of-build, but also provide an energy-efficient solution for future tenants.
Solution
Baldassarra Architects Inc. Chose 84,100-square-feet of KS Shadowline panels, manufactured at Kingspan’s facility nearby, reducing the time needed for transportation. The panels are designed with controlled environments in mind with R-values of 8 per inch when equipped with top-of-the-line QuadCore® insulation core. The KS Shadowline panels’ tongue and groove interlocking joints reduce thermal bridging. The insulated metal panels are easily and quickly installed, reducing the number of trades necessary to coordinate. Installers were able to close the building envelope before winter’s arrival, as a result.
Influence
Caledon Industrial Park will be highly visible from the future Highway 27 extension. As the population continues to grow, so will the area around the massive site. For architects, the future was a big consideration, both for the appearance of Buildings B and C and their environmental impact.
KS Shadowline Panels can be oriented vertically or horizontally and come in a variety of sizes. Architects chose Zinc Grey and Driftwood to provide contrasting colors that stand out from a distance. To provide a modern flair, Architects used the Accent Fin™ in an A-Frame shape, which elevates the look for buildings that can typically look plain and boxy.
By utilizing Kingspan’s sustainable manufacturing processes, the KS Series insulated metal panels have lower embodied carbon. They will also reduce operational carbon for years to come with high thermal efficiency, helping Caledon Industrial Park on its quest to achieve LEED® Silver certification.
